XBolt Wall Frame Tie Down: Bottom Plate Uplift and Shear Capacities

- A hardened steel masonry screw anchor that the sheet says is suitable to restrain bottom plates in line with AS 1684, AS 1720 and NZS 3604. For internal and external wall frames.
- Five sizes: M10 x 100, 120 and 150 (15mm wrench), M12 x 100 and 150 (16mm wrench).
- Installation: drill 10mm or 12mm, 15mm deeper than the embedment you need; blow the hole clean 3 times or until the dust is gone; fit through the washer and bottom plate; drive with a ratchet or impact driver; check minimum embedment (M10 50mm, M12 55mm). Do the final turns by hand so the timber is not crushed.
- Minimum washer: 38 x 38 x 3.0mm for M10, 50 x 50 x 5.0mm for M12. Minimum fixture hole 13mm and 15mm.
- Uplift tables are limit state design loads (for engineers), set out by bottom plate height (35mm or 45mm), concrete strength (20MPa or 32MPa), edge distance (35mm or 45mm) and columns J2 to JD6. Example: M10 x 120 at 82mm embedment, 35mm plate, 20MPa, 45mm edge: 12.5kN under J2 to JD4, 12.0kN under JD5, 9.0kN under JD6.
- Example: M12 x 150 at 100mm embedment, 45mm plate, 32MPa, 45mm edge: 22.0kN under J2 to J4, 20.0kN under JD4, 16.0kN under JD5, 12.0kN under JD6.
- Shear strength tables (for engineers): in plane shear M10 12.4kN, M12 16.7kN at 35mm or 45mm edge distance. Out of plane shear is much lower: on the 20MPa page 2.2kN (M10, 35mm edge) to 4.5kN (M12, 45mm edge); on the 32MPa page 2.7kN to 5.7kN. Use at least 45mm edge distance to comply with NZS 3604.
